KSAT-TV is an enterprise with a unique mission located on a unique site—once the bottom of the San Antonio River channel. It has unique existing features, including a 500-foot signal tower, satellite dishes, heritage oak trees, a news studio and a technology control center, which cannot be interrupted due to the Federal Communications Commission's requirement to maintain 24/7 operation for emergency communications. KSAT has occupied the same studio building since their first broadcast in 1957. The KSAT team has grown as San Antonio has continued to grow, and more space—and a bit of a face-lift—was required. Providing a new face to the station that reflects KSAT's commitment to San Antonio was a top priority.

The design that took root was to build a new 16,000-square-foot, two-story building in the existing parking lot, move in, renovate the existing studio and support spaces, demolish the existing newsroom and sales office spaces and build a new parking lot in their place. Working closely with city departments, LPA created a design that enhances the neighborhood, improves the pedestrian experience along both North St. Mary's Street and Arden Grove and fulfills KSAT's desire to have an engaging new space that will take them through the next 57 years.
