Chabot College Instructional Office Building
Hayward, Calfiornia
The LEED Gold Instructional Office Building (IOB) houses four division suites, faculty offices and instructional meeting rooms in a two-story, 36,950-square-foot building. Designed to enclose a new courtyard between two existing buildings, prevailing breezes are funneled through the courtyard across a permeable, paved walkway toward the IOB's two-story, naturally ventilated lobby. A concrete drum placed behind the lobby and veiled by an east-facing window wall, acts as a heat-sink to further promote natural heating and cooling of the space.
The building's "H" shape and narrow floor plate help to create two internal courtyards, maximizing natural day-light to interior spaces, and providing access to views for more than 95% of occupied spaces. The design solution incorporates passive and active mechanical and electrical features to maximize energy efficiency and exceed California minimum energy standard, Title 24, by 23.8%.
